Airbnb turnover cleaning checklist: room by room, and what it costs
A turnover checklist you can print, room by room, for hosts in Oakville, Burlington, Milton and Mississauga, from a cleaning company that publishes every price. It shows what a turnover covers that a regular clean does not, what each of the four cities asks of a licensed host on changeover day, the garbage limits in Halton and Peel, what to do when a guest leaves damage, and what a turnover costs for four real kinds of home.

What is an Airbnb turnover clean?
A turnover clean is the reset between one guest's check-out and the next guest's check-in: the bathroom and the kitchen cleaned, the floors done, the beds made, the supplies restocked and any damage photographed, all inside a few hours. At Heron it is its own service, priced by bedrooms from $184 for a one-bedroom before HST, and that price already holds the kitchen and one bathroom.
A turnover is not a house clean done faster. A house clean serves the person who lives there; a turnover serves a stranger who will see the home for the first time that afternoon and will review it after they leave. So it runs to a fixed checklist, to a deadline, and it ends with a report to whoever holds the calendar.
The checklist below is for any short-term rental, whether the booking came through Airbnb, Vrbo or directly. Heron Cleaning is an independent cleaning company and is not affiliated with Airbnb or any other booking platform. How is a turnover different from a regular house clean?
A regular clean keeps a lived-in home up; a turnover hands an empty one to the next guest. It adds the jobs a household does for itself, making the beds, restocking the soap and paper, checking for damage, and it has a deadline, because the next guest is already on the way.

The three are priced differently because they are different work. A Basic clean starts from the floors and the dust and lets you add rooms; a turnover is one price by bedrooms; a Deep clean is the Basic clean plus a detail upgrade priced by floor area. Regular cleaning on a schedule earns a discount from the second visit, and turnovers do not: Deep, move-in/out, post-construction and Airbnb cleans are one-time.
If the home is let for a month or more at a time, it does not need a full turnover while the guest is in it: a lighter visit on a schedule, closer to maid service, fits better, and we quote it that way.
What is on an Airbnb turnover checklist, room by room?
Six stages, in this order: photograph and start the laundry, then the bedrooms, the bathrooms, the kitchen, the living areas and the entry, and a last check before you lock up. What a Heron turnover covers, and what is an add-on
From the rate card: One full bathroom reset, kitchen surfaces wiped, floors cleaned, beds made with existing linen, consumables restocked from your supply and damage photographed. Extra bathrooms are priced separately. Sheet changes and one laundry load, loading the dishwasher, and sanitization are optional paid extras. Every Heron team brings its own vacuum, and its manufacturer rates the filtration at 99.97% of particles at 0.3 microns, the efficiency a HEPA filter is defined by. The dust goes into a self-sealing bag, so fine dust and pet dander are trapped in the bag instead of being blown back into the room. Between guests that matters: what one guest leaves behind is in the bag before the next guest arrives.
Airbnb's own advice to hosts covers the same ground: its article Ensuring your place is sparkling clean tells hosts to pay special attention to high-touch surfaces like remotes and doorknobs, and to schedule enough time between bookings for a thorough job.
What does a turnover clean not include?
The sheet change with one laundry load (+$20), loading the dishwasher (+$10) and sanitization (+$20) are optional extras, and the inside of the oven, the fridge and the cabinets and the interior windows are separate selections. Drying, folding and off-site laundry, washing dishes by hand, and anything to do with your guests are not part of a turnover.
Hosts provide the clean linen. With the sheet change added, the team changes the beds with the linen you leave out and starts one washing-machine load on site; the drying and folding stay with you or with whoever comes next. Without it, the beds are made with the linen already on them, which suits a host who does the laundry between stays.

What does an Airbnb turnover clean cost? From $184
From $184 for a one-bedroom home or condo under 1,000 sq ft, before HST: that price holds the kitchen and one bathroom. Two bedrooms start at $201, three at $243, four at $260 and five at $277. Each additional full bathroom is +$20, and the three optional extras are priced on their own lines.

Everything is before Ontario's 13% HST (Canada Revenue Agency), which the calculator shows on its own line; supplies, a two-person team whenever possible and the 24-hour re-clean guarantee are included. The prices are the same in all four cities, with no travel premium. What does a turnover cost for a condo, a townhouse and a house?
Before HST: $214 for a one-bedroom condo, $251 for a two-bedroom condo with a second bathroom, $250 for a two-bedroom townhouse of 1,300 sq ft, and $340 for a three-bedroom house turned the same day. Each has the sheet change added, and each is priced line by line below from the rate card.

A one-bedroom condo near Square One, Mississauga
One bedroom, 650 sq ft, one bathroom. Stays around the City Centre run longer than an airport stopover, so the kitchen and the laundry are used more: the sheet change with one laundry load and the dishwasher are added. More on Airbnb cleaning in Mississauga.

What do Oakville, Burlington, Milton and Mississauga ask of hosts?
A licence, in all four cities, tied to a principal residence: Oakville, Burlington, Milton and Mississauga each license short-term rentals, and none of them licenses a home that nobody lives in. A short-term rental means a stay of less than 29 days in Oakville and of 28 days or less in Milton; Burlington allows a maximum of 28 consecutive days and Mississauga no more than 30 days in a row, and those two also cap the days in a year.

Two of these rules land on turnover day. Burlington asks a licensed host to carry out safety checks after each stay and to keep a fire plan posted where guests will see it, and Milton's limit of two guests per bedroom decides how many beds a turnover should be making up. The table is a summary for changeover day, not legal advice: each city's own page is the authority, the rules change, and we are a cleaning company, not the licensing office.
When is garbage day, and how much can a rental put out?
Curbside garbage is collected every other week in all four cities, so a busy rental has to plan for it. In Oakville, Burlington and Milton, Halton Region takes up to three bags or cans without tags, and up to three more with garbage tags, and collects the Green Cart every week. In Mississauga, where the address has bin collection, Peel Region collects the garbage bin every other week with the lid closed, and extra garbage has to go out in a black bag with a garbage tag.

Halton asks for garbage at the curb by 7 a.m. on collection day, and no sooner than 5 p.m. the evening before. Two back-to-back bookings can fill a bin before its week comes round, so the turnover that falls just before collection day is the one that takes everything to the curb. Tell us the collection day when you book and it goes into the home's notes. Food scraps go in the Green Cart in Halton, which is collected weekly. In a condo or an apartment building, ask the property manager how the building's waste is collected, because the curbside rules do not apply there.
Which safety checks belong in a turnover?
Test the smoke alarms and the carbon monoxide alarms with their test buttons. Ontario law requires a working smoke alarm on every storey and outside all sleeping areas. A house with a fuel-burning appliance, a fireplace or an attached garage must also have a carbon monoxide alarm adjacent to each sleeping area and, in effect on January 1, 2026, on every storey.
The smoke alarm rule and the advice to test monthly are on Ontario's fire safety at home page; the carbon monoxide rule is on its carbon monoxide safety page, which also covers a house heated by air from a fuel-burning appliance outside it, has a separate list for apartments and condo units, and says alarms should be tested every month with the test button. A rental changes hands far more often than a home does, so the turnover is the natural moment to press the buttons.
These checks belong to the host, not to the cleaner: the licence is in your name, and so is the fire plan Burlington asks you to post in visible areas such as the kitchen and the front door. Build them into your own routine, and keep a dated note of each one.
What should you do when a guest leaves damage?
Photograph it before anything is cleaned or moved, then ask for reimbursement quickly. Airbnb's Host damage protection asks hosts to document the issue with photos or videos, estimates or receipts, and to file a request within 14 days of the responsible guest's checkout.
The summary is on Airbnb's Host damage protection help page (read October 1, 2026), which links to the full terms. It says the protection can cover extra cleaning costs to remove stains left by guests or pet accidents and smoke odour removal, and that it does not cover normal wear and tear or the cleaning that goes with an ordinary check-out, such as laundry, dishes or trash removal. Airbnb describes it as protection, not an insurance policy, so check the current terms before you rely on it.
This is why a Heron turnover photographs damage as part of the job: anything broken, stained or missing is sent to you with photos while the team is still in the home, so the evidence carries that day's date.
How long does a turnover take, and can it be done the same day?
The usual gap between a late-morning check-out and a late-afternoon check-in is enough for most homes of up to three bedrooms, once we have seen the property. A same-day turnaround is +$25 and depends on availability, so set it up when you book the stay, not on the morning.
The laundry is what stretches a turnover: one washer and one dryer can only move so fast, which is why a second set of linen for every bed is the cheapest time you can buy. Share the booking calendar and we tell you honestly whether a same-day flip is safe or tight. Hosts who turn the home over every week do better with a standing slot than with a call per booking.
How often does a short-term rental need a deep clean?
Two to four times a year. A turnover resets a home for the next guest; it does not reach the baseboards, the window tracks or the inside of the oven, so the buildup has to be taken off separately, in a gap between bookings. A Deep clean starts at $148 for a one-bedroom.

Airbnb turnovers in Oakville
Oakville's stays are harbour weekends in Bronte, wedding parties along the lakeshore, families between two houses and week-night business stays near the GO line. The Town licenses short-term accommodation, the host has to be the principal resident, and the licence number goes on every advertisement. Airbnb turnovers in Burlington
Burlington's calendar has a shape: waterfront summers around Spencer Smith Park, festival weekends in June and on the Labour Day weekend, and families staying near Joseph Brant Hospital all year. The City's by-law has been in effect since May 1, 2025, and it is the one that asks for safety checks after each stay and a posted fire plan. Airbnb turnovers in Milton
Milton is busiest in summer, when Kelso and the escarpment bring visitors. The Town has required a licence since July 15, 2022 and caps a rental at two guests per bedroom; it also asks hosts to remind guests of its quiet hours, 9 p.m. to 7 a.m., and to keep the neighbourhood free of garbage and litter, so the bins matter here. Airbnb turnovers in Mississauga
Toronto Pearson is in Mississauga, so many stays are one or two nights either side of a flight, with early check-outs and same-day turnarounds; the City Centre around Square One sees longer business and relocation stays, and Port Credit fills on summer weekends, where the balcony door glass matters. The City licenses the home you live in, for no more than 30 days in a row. Garbage is Peel's: the bin every other week, lid closed. How much does Airbnb cleaning cost in Oakville, Burlington, Milton or Mississauga?
The same in all four cities: from $184 for a one-bedroom home under 1,000 sq ft, $201 for two bedrooms, $243 for three, $260 for four and $277 for five, before HST, and each of those prices holds the kitchen and one bathroom. Each additional full bathroom is +$20, a home of 1,000 sq ft or more adds a size adjustment, and the sheet change, the dishwasher and sanitization are optional extras.
Do you bring the linens and towels?
Hosts provide clean linens. Change sheets + load laundry is +$20: Change bed linen using the clean linen supplied and load one washing-machine load on site. Drying, folding and off-site laundry are not included.
Do you vacuum with HEPA filtration between guests?

Can you turn a rental over on the same day?
Usually, if we know in advance. A same-day turnaround is +$25 and is subject to availability, so tell us your standard check-out and check-in times when you set the booking up. If you host every week, a standing slot is more reliable than a request per stay.
Do I need a licence to run a short-term rental in Oakville, Burlington, Milton or Mississauga?
Yes, in all four, and in each the licence is tied to a principal residence. The current rules are on the Town of Oakville, City of Burlington, Town of Milton and City of Mississauga pages. We are not the licensing office, but we can make sure the cleaning is never the part that goes wrong.
Will you tell me if a guest damaged something?
Yes, with photos, before we finish. Anything broken, stained or missing is photographed and sent to you while the team is still in the home, which is usually the difference between claiming from a guest and absorbing the cost yourself.
Do I need a deep clean as well as turnovers?
Two to four times a year, yes. A turnover resets a unit for the next guest; it does not get inside the oven, behind the fridge or into window tracks. Will the price go up on the day?
Choose rooms and tasks at published prices. We confirm scope, package price and visit hours when booking. Prices rely on your property details and online selections. If the home is larger, its condition is worse than described, or more work is needed, staff explain the extra time and price on-site. Extra charges apply only if you agree before that work continues. No unapproved charges are added.
Is Heron Cleaning insured?
Heron Cleaning carries $2 million commercial general liability per occurrence ($5 million aggregate).
