What does condo common area cleaning include each visit?
The amenity spaces are priced with the office model: reachable surfaces dusted and every floor vacuumed in the lobby, party room, gym and lounge; hard floors mopped where mopping is selected; each single-toilet amenity washroom ($12) and the party-room kitchen ($25) as complete rooms; door and lobby glass as interior glass ($5 a pane). Corridors on every floor, stairwells, elevator interiors and the garage are walked and quoted as their own scope.
The lobby every visit
The lobby is the room every resident and visitor judges the building by: the entrance glass where selected, the mail area, the seating and the floor, cleaned first on every visit.
Amenity rooms and their washrooms
Party room, gym, lounge and games room surfaces and floors on every visit; the amenity washrooms as complete rooms. Pool decks, saunas and multi-stall change rooms need their own agreed scope.
Corridors and stairwells
Priced per floor at the walkthrough: vacuuming of carpeted corridors, mopping of hard ones, sills and fire-door glass. A 12-storey building's corridors are a different job from a four-storey one, and the quote says which floors and how often.
How much does condo common area cleaning cost? From $105 a visit
From $105 a visit for the office Basic under 2,000 sq ft at two or three visits a week, $175 at 2,000–5,000 sq ft, before HST. Rooms are added as their own lines: $12 a single-toilet washroom, $25 the kitchenette, mopping $15 / $25 / $35 by floor area. The worked example below, a 2,200 sq ft amenity floor cleaned three times a week: Basic dusting and vacuuming of the lobby, party room and gym, two single-toilet amenity washrooms, the party-room kitchen as the kitchenette, and mopping of the hard floors, is $259 a visit and $3,108 for 12 visits over four weeks, before HST.

How often should a condo's common areas be cleaned?
Three visits a week for the lobby and amenity rooms of a mid-size building, daily for a large one with a busy lobby; corridors weekly or twice weekly depending on carpet and traffic, agreed per building.
The board's or manager's cleaning specification, where one exists, is the starting point. Where there is none, the walkthrough produces one: rooms, tasks, frequency and price, written so it can go into the next management report.
How do access, hours and security work for condo common areas?
By fob or key held under the agreed procedure, at the hours the board sets, with a superintendent or manager as the contact, and every cleaner background-checked before their first visit; a certificate of insurance goes to the manager before the first visit on request.

What is not included, and what needs a walkthrough?
Garbage rooms, chutes and bins, garage sweeping, exterior grounds, snow, pool and sauna maintenance, carpet extraction and high glass are outside the routine visit; some can be quoted separately at the walkthrough, and some belong with the building's other contractors.

Yes. Yes. Some condo buildings, property managers and landlords ask for a certificate of insurance before a cleaner comes in. Tell us when you book and we send the certificate to you or to them.
Do you clean inside residents' units too?
Yes, as a separate residential service priced per home from the published rate card, booked by the owner or tenant. The common-area contract and the unit cleans are separate agreements.
Are you insured, and can you provide a certificate of insurance?
Yes. Heron Cleaning carries $2 million commercial general liability insurance, underwritten by Tokio Marine Canada, for our cleaning and janitorial work. It covers our liability for bodily injury and property damage up to $2 million for any one incident and $5 million in total over the policy year, and the current policy runs to September 13, 2027. If your landlord or property manager needs proof of insurance before the first visit, ask at the walkthrough and we send the certificate.
