Construction dust does not behave like dirt

It is finer, it is everywhere, and it comes back. Drywall dust in particular settles for days after the trades leave, which is why a single pass looks perfect for an afternoon and then hazy the next morning. A post-construction clean means wiping every surface more than once, in order, from the top of the room down, and returning to the same surfaces after the air has settled.

It also means work an ordinary clean never touches: cupboards and closets done inside, window tracks and vents cleared of grit, paint splatter, adhesive residue and sticker glue taken off glass, fixtures and appliances, and protective film removed from everything it was left on.

Charged at $45 per cleaner, per hour with a three-hour minimum, because no two of these jobs are the same size. In practice a condo runs from $270, a detached home under 2,500 square feet from $450, and 2,500 to 4,000 square feet from $650.

Three kinds of job in Mississauga

The city produces all three at once, and each has its own timing problem.

New condo handovers

City Centre and the Hurontario corridor. A unit gets handed over with construction dust in every track and film on every appliance. These are almost always tied to a firm occupancy date and need the service elevator booked, so tell us the building when you book, not on the morning.

New-build subdivisions

Meadowvale Village, Churchill Meadows and the newer phases out west. Detached and freehold town handovers, usually 2,000 to 3,500 square feet, and they cluster: several closings in the same week on the same street. Book two weeks ahead of your closing date.

Renovations in older stock

Lakeview, Applewood, Port Credit and Cooksville. Kitchens, bathrooms and basements opened up in houses from the 1950s to the 80s. Smaller jobs, but dustier per square foot, because the dust gets into a house that already has forty years of finishes to get it out of.

Two things to tell us when you book, because they change the quote honestly rather than at the end: whether the floors are still covered, and whether anyone has already done a rough clean. A rough clean already done can take a third off the time.

Why is it charged hourly when everything else is a fixed price?

Because the amount of dust is genuinely unpredictable and depends on what the trades did and whether anyone rough-cleaned afterwards. A flat rate would mean pricing for the worst case and overcharging most people. We agree an estimate before starting and tell you if it is going to run over.

When should I book it?

After the last trade is off site, and about two weeks before your closing or occupancy date. Booking while work is still happening means paying us to clean ahead of someone making more dust. New-build closings cluster, so the same week fills up across a whole street.

Do you do new condo handovers in the City Centre towers?

Yes. Those need the service elevator or loading bay booked, which we arrange ourselves once you tell us the building. Handovers usually mean protective film on appliances and glass, dust in every window track, and grout haze, all of which are included.

Do you clean up the actual construction debris?

No. We are cleaners, not a disposal service. Offcuts, packaging, drywall scrap and anything requiring a bin need to be gone before we start. What we handle is the dust and residue left behind once the debris is out.
